AI lead qualification for real estate, explained
AI lead qualification means the intake, scoring and prioritisation of leads happens automatically from evidence — not that a model decides who you buy from. Here is exactly where the automation ends and your judgement begins.

What gets automated
- Intake. Each new lead receives a secure, single-use qualification link. Answers are captured on a mobile-first form instead of over phone tag.
- Scoring. Timeline, financing, motivation evidence and engagement are weighted into a 0–100 priority score with HOT, WARM and COLD tiers.
- Enrichment. Objective property and contact data is looked up only when a missing field would change the decision, with per-lead and per-day spend limits.
- Re-scoring. Any new answer, record or reply re-runs the score, so the call list is never yesterday’s.
- Underwriting. Maximum allowable offer, ROI and expected profit are computed from the facts on file and shown with their inputs.
Two scores, not one
A single blended score hides its own weakness. Motivation answers “how likely is this owner to sell at a discount?” Confidence answers “how much do we actually know?” A lead with strong motivation and low confidence needs one more fact, not a phone call at 8am. Missing data lowers confidence and never counts as a negative signal.
Every score explains itself
Any qualification output you cannot audit is a liability. Each lead carries the evidence behind its score — which answers, which records, which dates — plus an append-only timeline of status changes, notes and outreach. If the number moves, you can see what moved it.
Where the human stays in control
Nothing binding happens automatically. Contract packages are prepared with every field populated except the seller’s own signatures, initials and dates, and they are only released for signature after you approve the exact document shown to you. Conflicting or missing terms block release rather than being auto-filled. Outreach runs behind consent, quiet-hours, suppression and rate-limit gates that fail closed when anything is unknown.
What AI qualification cannot do
- It cannot manufacture motivation that is not there — it ranks, it does not persuade.
- It cannot verify a fact that no source reports; unknown stays unknown until a record or the seller supplies it.
- It cannot replace your buy box, your comps judgement, or your final approval.
- It cannot make non-compliant outreach compliant.
Pricing model
Qualified Leads AI is one flat monthly subscription for the whole pipeline, plus a success fee that only applies to a contract-ready deal you approve. See pricing for the current rate and fee schedule.
