Terms of Service
Last updated 2026-08-26 (version 2026-08-26.1)
These terms govern your use of Qualified Leads AI, operated by VETFIXGOV LLC ("we", "us"). By creating an account or paying for a subscription you agree to them. They are not legal advice and have not been represented to you as attorney-reviewed.
1. What the service is
Qualified Leads AI is software. It sources property records, qualifies opportunities, scores motivation, enriches contact information through third-party providers, prepares outreach, underwrites deals, prepares offers, negotiates within the authority you configure, and assembles contract-ready packages for your review. All output is informational decision-support unless a specific feature expressly states otherwise. We are not your broker, agent, attorney, lender, appraiser, title company or tax adviser.
2. Subscription
- Pro is billed at $299 per month in advance through our payment processor, Stripe.
- The subscription renews automatically each month until you cancel.
- You may cancel at any time from your billing page. Cancellation stops future renewals and your access continues until the end of the period you have already paid for. We do not promise a refund of amounts already charged, and none is implied by these terms.
- Prices in effect at renewal apply; we will show any change before it takes effect.
3. Acquisition success fee
- A performance-based success fee applies to eligible contract-ready acquisitions that you approve. It is charged once per eligible approved deal, at approval.
- The fee is determined solely by the application's authoritative server-side underwriting and pricing rules for that acquisition transaction. Values submitted by a browser are never used to price a fee.
- The published schedule declines as underwritten expected net profit rises: Up to $25,000 expected profit — 7%; $25,000 – $50,000 expected profit — 5%; $50,000 – $100,000 expected profit — 3.5%; $100,000+ expected profit — 2%. Rates are non-marginal: the rate for the applicable band applies to the whole expected net profit.
- No fee is charged where underwritten expected net profit is below $5,000. Where a fee is due, the minimum is $499 and the maximum is $25,000 per deal.
- The exact fee, the expected-profit basis, the band and the rate are shown to you before any payment is taken.
- "Expected net profit" is an underwritten projection produced by the software from the data available to it. It is not a guarantee, forecast or promise of any profit, and a success fee is not a purchase of profit.
- If material deal terms change after you approve, the prior approval and quote are invalidated and the deal must be re-approved and re-priced before any charge.
4. Your responsibilities
You are solely responsible for independently verifying every deal before acting on it, including economics, comparable values, repair scope and cost, property condition, occupancy, title, liens and encumbrances, taxes, financing, assignability, disclosure obligations, licensing requirements and the overall legality and suitability of the transaction in the relevant jurisdiction. You are responsible for having a lawful basis to contact any person, for the accuracy and lawfulness of data you supply, and for complying with applicable real-estate, advertising, telemarketing, privacy, licensing, disclosure and consumer-protection law — including CAN-SPAM and TCPA obligations in the United States.
5. Human authority and contracts
The software does not execute real-estate contracts. A contract-ready package is a prepared, verified package for authorized human action. Approval inside the application is a commercial decision by you; it is not a signature and does not create a binding agreement with a seller. Execution requires separately authorized action outside the automated pipeline.
6. No outcome guarantee
We do not guarantee that any lead, seller conversation, offer, agreement in principle, contract-ready package or acquisition will close, or that any deal will be profitable. Scores, motivation signals, underwriting outputs and negotiation suggestions are estimates derived from incomplete third-party data, and unknown facts remain unknown rather than assumed.
7. Third-party data and providers
Property, ownership and contact information originates from third-party providers and public records. Its accuracy, completeness and currency are not warranted by us, and your use of it is subject to any applicable provider restrictions on redistribution and permitted use.
8. Acceptable use
- No attempts to access another account's data or to bypass safety, consent or spend gates.
- No contacting records that are suppressed, opted out, or on a do-not-contact list.
- No unlawful, deceptive or harassing outreach, and no purchased or scraped consent lists.
- No reselling or sublicensing of the service without a written agreement.
9. Availability, suspension and limits
The service is provided "as is" and "as available", without warranties except those that cannot lawfully be excluded. To the maximum extent permitted by applicable law, our aggregate liability arising from the service is limited to the subscription and success-fee amounts you paid to us in the twelve months before the claim, and we are not liable for lost profits, lost deals or indirect or consequential loss. We may suspend or terminate an account that breaches these terms or creates compliance risk.
10. Changes to these terms
Each published version carries a version identifier and effective date. Where you use paid acquisition or outreach capabilities, we record your acknowledgement of the current version so that commercial acceptance can be audited.
